I didn’t get time to publish the income report earlier, so I am doing it in July 2021.
The performance of my niche sites was similar to that of April, with good growth in one of the sites.
May 2021 Highlights
May 2021 was a special month, as I sold my first site 🙂
Sold a Two-Site Package
I have been thinking of selling a few of my sites, and after a brief call with one of the sales consultants from Empire Flippers, I decided to give it a shot.
I listed a two-site combo on Empire flipper and after two weeks of assessment and due diligence, the sites went live in April.
To my surprise, there was a lot of interest and I got two offers (both the buyers were ready to pay the full listing price).
The sites were listed at a 48X multiple (which is quite high)
After some back and forth, I went with one of the buyers and finalized the deal.
It took another 3 weeks of due diligence from the buyer’s end and the deal concluded in the second week of May 2021 (yay)!
While I won’t divulge any details about the sites or the pricing, it’s a high six-figure sale.
Couldn’t Sell a Site
While I managed to sell a two-site portfolio, I couldn’t sell one more site that I listed at the same time.
It’s Site #1 from our niche site portfolio, and I also listed it on Empire Flippers.
While I did get a few offers, they were too low.
After two months of the listing, I asked Empire Flipper to take it down. While I believe I could have sold it had I left it on EF, I wanted to experiment with it a little.
It’s a narrow product-specific site in the home-improvement niche and I want to expand it to make it bigger. This can help me get a better valuation and more interest from the buyers.
And there is a possibility that it may fail completely, a risk I am willing to take.
Now let’s get into the income expense numbers for May 2021.

What Am I Reading?
For May 2021, our book club chose Principles by Ray Dalio
It’s a heavy book that took me a lot of time to complete. If it hadn’t been for the book club, I would have left it in the middle.
It does talk about some good principles, but I didn’t find anything new or extraordinary in it.
